Closed-cell foam costs more than open-cell because it is denser and bonds harder to the timber, so it takes longer to strip. Access and roof complexity matter too. The condition of the timbers once the foam is off is the one genuine unknown — repairs are a separate cost, and no one can quote them accurately until they can see the wood.
